What is the minimum age for entry into a Warrigal Retirement Village?

All Retirement Village residents must be over 55 and not working full time.

What are the ongoing living costs for a Warrigal Retirement Village?

After the purchase of your Village property, there will be a fortnightly service fee. This fee will cover the costs of:

  • Ongoing maintenance of the buildings, communal gardens, and internal fixtures and fittings supplied by Warrigal.
  • Property and public liability insurance
  • Provision of 24-hour emergency call and information service
  • Employment of village management, concierge and maintenance staff
  • Costs associated with providing facilities and common areas for your regular enjoyment

While the service fee will include building insurance, but you may still wish to purchase your own contents insurance for your belongings

Are there any costs associated if I leave Warrigal?

Yes, there will be deferred management fees. These are the costs associated with the infrastructure and facilities available at Warrigal. Rather than having to pay for these at the time of the purchase of your apartment, payment of these costs is deferred until after you leave Warrigal, your home is sold and settlement has taken place. Your ongoing contribution and length of stay in your home determines the level of your deferred management fees (DMF).

You may also incur an apartment refurbishment fee. In order to quickly re-sell your home when you have permanently vacated, it will need to be returned to the same condition as when you first moved in. Warrigal will determine the extent of any refurbishment required and arrange for the works to be done. Any costs beyond fair wear and tear will need to be deducted from the settlement amount when your home has been sold.

What are capital gains?

Capital gains are the profits obtained from selling a property for a higher price than what was originally paid. Ask our Customer Service Representatives about our Capital Gains policy for the village you are interested in.

Do I have to pay stamp duty?

You will not pay stamp duty on your new home. This is one of the significant benefits of having a loan licence instead of a freehold purchase.

What is the sales process for purchasing a Village Property?

An initial deposit is payable once you have registered your interest in the apartment of your choice at Warrigal. This fee will be fully refunded if you decide not to purchase. The refund will be paid to you within 14 working days. If you proceed with the purchase, then the deposit will be deducted from the sale price.

All deposits are held in a trust. When your new home is ready to move in, the balance of the agreed purchase price is payable. Your Customer Services Consultant will agree on a mutually acceptable settlement date, allowing for the sale and settlement of your existing property should that be required.

There is also a 90-day ‘cooling-off’ period, after your contract settlement. If at this time you wish not to remain at Warrigal, the contract will be terminated and your entire ongoing payment will be refunded, along with any service fees you have paid.

You will instead pay fair market rent for your time in the village. The property will also need to be vacated within the 90 days.

Will I need to sign a contract?

Yes, you will need to sign a contract prior to moving in. We will prepare and issue a Loan Licence Agreement (Contract). You may wish to have your own solicitor review your agreement.

Can I sell my apartment?

We will utilise our skills and experience in reselling your apartment.

Will I be able to bring my pet with me?

Warrigal supports you choosing to have a pet in your home. However, it will be at Warrigal’s discretion whether your pet is suitable. An assessment of the pet will be required, and you will be asked to agree to our pet policy.

Can I have visitors stay with me?

Your family and friends are very welcome to stay with you for short periods of time. For security purposes, we recommend you notify a member of staff when you have visitors stay.

What do I need to consider before making the move?

Moving can be a stressful time, which is why our experienced staff do their very best to help make the process easy for you. Warrigal can provide you with a list of local suppliers that may be able to assist you with the services you require to move into the community. We can also recommend transport of your belongings and the installation of your services, such as electricity, internet and Foxtel.
